we purchased a highland mfg. home during 2005. (model mm3230/44-1) we believe this is one of their larger models as it is over 2100 square feet. we installed it on a basement in minnesota. we are pleased with the floor plan design. overall it is a quick way to get into a new home as we had significant time consstraints.
highland mfg. was responsible in sending quailified individuals service techs to adjust or repair items in the home after we moved in. specific items included cupboard doors misaligned, interior and exterior doors misaligned in frames, sheet rock repair, extensive molding and baseboard mismatched and misaligned.
we are dissatisfied with the flooring system as it has alot of give. it is related to the joist spans themselves and not the structural support which was built on site. the quality control in the manufacturing process could be better. we found many plumbing drain fittings that had not been properly glued and overall craftsmanship could be improved upon at the factory level. examples: laundry plumbing hookups on side wall instead of back wall which necessitated longer hoses. electrical switches and plates installed crooked. all the laminate counter tops throughout the house are coming apart due to improper bonding methods. we are now face with total replacement after only two years.
plumbing fixtures, hardware, electrical, window blinds, kitchen appliances, etc. are low end products and we were advised by our dealer we could not upgrade or specify products even if we were willing to pay appropriate costs. we elected to just leave out most major appliances and provide and install our own. we opted for a carpet upgrade but it wasn't worth the money and was installed unprofessionally and in varying directions.
in conclusion; on a scale of 1 - 10 we would rate the design and tmely delievery 9 - 10. the workmanship at best is a 5 and generally we would rate it below 5. as stated, highland was responsive to requests for service but there is little a good craftsman can accomplish with any degree of a lasting result when something is done improperly at the manufacturers level. my wife would never purchase another modular home. i would but only if i had absolute control over the entire manufacturing process as the home was constructed.

we purchased one of their homes in 1989. we have since replaced all the windows, countertops are coming apart, furnace is noisy since it is in the sunroom. we don't have a basement, wish we did !! the place has always been cold, the windows were of very low quality materials(original ones). the place we bought ours from hillcrest in clarks grove put a dent in the back door and refused to replace it. had to have them out numerous times to correct defects. the shingles were of the wrong construction for our zone. they were replaced in 2002. shutters are faded and cracking. would look around for better quality.replaced one sink in br. bathtub needs replacing. all this in a place that is only 20 years old. a regular house would be warmer etc.
